This chimney in Charlton had some common problems due mainly to neglect. The crown had cracked to pieces and the brick joints had deteriorated to the point where the top four or five courses were held up by gravity and not much else. As you can see many bricks had already fallen out. This photo was taken before I touched anything. This is what happens when the crown fails and exposes the brick joints below.
After exterminating the bees that were living in the cracks, I took down the crown, the fluetiles and the top five courses of brick I also ground out and re-pointed all of the mortar joints from the roofline up. I relaid the brick, replaced the fluetiles and put a new crown on top. I applied a water repellant to the crown and this job was finished.
Laying it back up. As you can see, this stack is partitioned into three flues. Lots of extra work to lay it up.
All Finished. One of the three flues was unused, so we capped it. We replaced the flue tiles on the other two and cast a free floating crown. Finished with two chimney caps and some copper flashing. This chimney will last 100 more years.
